Types of Property Inspections:

Pre-purchase Inspection is an assessment of existing physical conditions for your prospective house. A comprehensive inspection report of over 100 major exterior and interior terms: including Roof/Attic, Exterior/Interior features, Structure/Foundation, Insulation & Ventilation, Electrical, Heating/Cooling, Plumbing/Sanitary and Built-in Appliances.
Pre-listing Inspection helps a homeowner identify troublesome areas of a property to make improvements before it is listed on the market.
New House Completion Inspection is an assessment of a newly completed house. The report will inform the developer or builder of any discovered defects to be rectified before the new owner moves in.
Commercial Property Inspection is a general assessment of your current/prospective commercial/industrial property (or any type of non-residential building).

Property Inspection Reports:
Clients are invited to the walkthrough after inspection, during which verbal comments and responses to concerns are provided. The positive and negative features of the property are presented, all photos and a list of suggested repairs and upgrades will be emailed to the client on the next day. Over 50 pages of the comprehensive, professionally written report, consisting of colour photos that outline all observations and maintenance recommendations, will be provided on the next working day or later.

Over 40 years of experience in building inspection, construction materials testing, heating/cooling system maintenance, water pollution control, swimming pool maintenance, geotechnical engineering and radiation safety. Serving Metro Vancouver since 1992.
Part-time Instructor of 
House Inspection courses for Vancouver School Board, UFCW 247 Training Centre, Langara College and BCIT since 2008.
Board Member of ASTTBC Property Inspection Certification Board since 2017.

All rates are subject to 5% Goods & Services Tax 

Basic Fees:

Inspection services for apartment                                  $400 per first 1,000 sq. ft.

Inspection services for townhouse & single house        $600 per first 2,000 sq. ft.

Additional 500 sq. ft. floor area or portion                $100 per 500 sq. ft. or portion

 

Fees For Additional Services (If Any):

Inspection services for apartment roof and/or mechanical room $100 per apartment building

Inspection services for crawl space  $100 per crawl space

Additional kitchen other than the main kitchen with wok kitchen $100 per additional kitchen

Travelling time to West Van., North Van., Port Moody, Coquitlam, Port Coquitlam, Surrey & Delta  $50 per 2-way

Travelling time to Pitt Meadows, Maple Ridge, Mission, Langley, Abbotsford & Lions Bay  $100 per 2-way

Travelling time to Chilliwack & Squamish  $150 per 2-way

Travelling time to Victoria & Whistler  $200 per 2-way

Further inspection/visit requested by the client (minimum 2 hours)  $200 per hour


Commercial Property Inspection Fees:

Under 1,000 square feet  at  $1,000 (Minimum charge)

Additional fee $100 per 1,000 sq. ft. or portion
